Will Sussex Garden Rooms Require Planning Permission?

Fortunately, in most cases, timber garden rooms are considered to be permitted development and will not require planning permission. However, there are some exceptions to this, and there are guidelines that should be followed if you wish to ensure that your long-awaited garden office or studio can be built as soon as it is delivered.
If you’d like to avoid the frustration of waiting and the fuss of filling out application forms, you should ensure that your wooden garden room:
- Is located behind your property.
- Is single-storey, with a maximum eaves of 2.5 metres and an overall height of 4 metres for dual pitched roofs, or 3 metres for single pitched roofs.
- Is not higher than 2.5 metres if it’s 2 metres or less from your property boundary.
- Does not have a veranda, balcony or raised platform.
- Does not cover more than half the land found around your original property (not including space taken by previous extensions).
- Is limited to 10 square metres if it’s being built on designated land (a national park or the Broads, a conservation area, a World Heritage Site or an Area of Outstanding Natural Beauty).
- Is not built within the curtilage of a listed building.
- Is not going to be used as a separate residential home.
It should be noted that it will be your responsibility to ensure that you have full approval, before work is carried out. This may involve checking with your local council, or asking for permission from a landowner if you are a tenant.
