Will Garden Rooms with Sheds Attached Need Planning Permission?
You will be happy to note that, in most cases, garden rooms will not require planning permission to be built. However, there are some stipulations involved in this, that should be taken into account when you decide on a garden room and side shed.
A garden room with a shed attached will not need planning permission as long as it:
- Is not built in front of your property.
- Is single-storey, with a maximum eaves height of 2.5 metres.
- Is located at least 2 metres away from your property boundary.
- Has a floor area under 15 square metres. This falls to 10 square metres for garden rooms located more than 20 metres from a house on designated land (i.e. a national park, the Broads, a conservation area, a World Heritage Site or an Area of Outstanding Natural Beauty).
- Doesn’t cover more than half the land around your original property (this means the house as it was first built, so does not include previous extensions).
There are also some specific circumstances that mean your planned garden room and shed will always need planning permission. These include:
- If your planned project is to be built within the curtilage of a listed building.
- If you are planning on building the structure at the side of a house on designated land.
We must note that some local planning authorities may require planning permission for a garden room and integrated shed if you intend to use the structure for commercial purposes that involve clients or customers.
