Understanding Biodiversity Net Gain (BNG)

At Prime Stables, we know that planning applications can be daunting and often very expensive, especially with new environmental rules. That’s why we’ve created this simple guide to help you understand what Net Biodiversity Gain (NBG) means and how we can help you meet it.

 

What is Biodiversity Net Gain?

Net Biodiversity Gain means that any new development, like a stable block or field shelter, must leave the natural environment in a better state than it was before, 10% better to be exact.

Some Biodiversity Net Gain examples could include building a new stable block or static field shelter.

This doesn’t just mean protecting nature, it means actively improving it by increasing habitats, supporting wildlife, and enhancing local ecology.

 

Why Is It Becoming a Planning Requirement?

Under the UK Environment Act 2021, developers (even small-scale ones) are now required to show how they will:

  • Minimise biodiversity loss
  • Enhance existing habitats
  • Create new ones if needed

Many local councils have already made this a condition for planning approval, and it will become mandatory for most applications across England.

 

When Does Biodiversity Net Gain Not Apply?

Not all developments are subject to Biodiversity Net Gain (BNG) rules. If you’re planning to install a building or make changes on your land, you may be exempt if certain conditions apply. Here’s when Biodiversity Net Gain planning permission usually doesn’t apply:

Mobile Buildings (Like Mobile Field Shelters)

  • Not fixed to the ground
  • Capable of being moved
  • Used for temporary or seasonal purposes

As a mobile building does not require full planning permission, that means no formal BNG assessment is needed.

Permitted Development

Some small-scale agricultural or equestrian developments may fall under Permitted Development Rights, meaning you don’t need full planning approval, and therefore BNG isn’t triggered.

Small-Scale Private Use

If you’re building something for personal, non-commercial use (like a single stable or field shelter), and it doesn’t significantly affect the land, it may be below the threshold for BNG enforcement.
