We love our work, and we love seeing our clients receive the oak framed garden rooms that they have asked for, with every design element and feature they need for their quiet garden offices, inspiring art studios or sunrooms for relaxation and entertainment. We also supplied and installed the decking underneath the overhang and in front of the doors. Inside we installed a timber floor throughout. The roof is Timber Cedar shingle, again, supplied and installed by ourselves.
Our Timber Garden Room Specifications
Our products are crafted using high quality, kiln-dried oak timber, which offers greater levels of insulation and protection against our unpredictable UK weather. If you’d like to be able to use the space all year round, or wish to use it for storage, we will even be able to place lining within your garden room’s walls, keeping your most precious belongings warm and dry even as the weather turns cold. To help this further, the windows we will fit come double glazed as standard, while the doors offer toughened glass and mortice locks for extra security.
Our Prices
As each of our wooden garden rooms are specifically requested and made to order, we cannot offer a full set list of prices for the products we manufacture. This is because the cost of each will differ, depending on how large or small the structure is, as well as the overall design and features requested by the new owner.
We understand that this may be a cause for concern, as it’s only natural to want to be able to plan the cost of any large renovation or home improvement feature into your budget. However, we don’t want you to worry, so we will work closely with you to calculate the cost of your new outdoor space. Could Your Wooden Garden Room Need Planning Permission?
It may be a relief to know that, in most cases, neither freestanding wooden garden rooms nor attached garden room extensions will require planning permission in the UK. However, there are some guidelines that should be followed, if you want to ensure that this statement applies when you choose to create your own timber-framed structure for your property. These include:
- Any garden room should not be built in front of your property.
- A freestanding garden room should be single-storey, with a maximum eaves height of 2.5 metres and an overall height of 3 metres if single pitched, or 4 metres if dual pitched.
- A garden room extension should contain similar materials to the original property.
- Extensions should be no more than 4 metres in depth if built onto the rear of a detached house, or 3 metres in depth if built onto a semi-detached property.
- Extensions should also not have eaves greater than 3 metres in height if they’re within 2 metres of your property boundary, or 4 metres elsewhere.
- Large garden rooms shouldn’t have a floor area greater than 15 square metres. This then becomes 10 square metres if it’s located more than 20 metres from a house on designated land (i.e. a national park, the Broads, a conservation area, a World Heritage Site or an Area of Outstanding Natural Beauty).
- No garden room or attached extension should cover more than half the land found around your original property (this rule excludes previously placed extensions).
- No garden room or extension should be built within the curtilage of a listed building.
- No garden room or extension should be built to the side of a property on designated land.
It must also be noted that it is your responsibility to ensure permission is obtained before work begins on your garden room. This may involve speaking to your local council and checking their individual requirements, as some differ depending on where you live. For instance, some authorities may require planning permission if you intend to use your garden room for commercial purposes. You may also require permission from a landowner, if you are a tenant.
You are also likely to need planning permission if you intend to build a wooden garden room extension seamlessly onto your property, with no separation via single or double doors.
