Our Prices
As we craft each of our products to bespoke measurements and specifications, we cannot offer fully set prices for our garden rooms. This is because the cost of each will vary considerably, depending on the size, design and features ordered by the property owner.
However, we never want our customers to worry about the cost of their perfect oak frame garden room; this is why we will always work closely with you to plan your purchase and calculate the price of your product based on your individual specifications. Will Your Garden Room Require Planning Permission?
You may be delighted to discover that oak framed garden rooms will not need planning permission in most cases. However, there is a set of criteria that must be followed, if you wish for this statement to apply:
- Your garden room should not be built in front of your property.
- It should be single-storey, with a maximum eaves height of 2.5 metres.
- It should be located at least 2 metres away from your property boundary.
- The floor area should not exceed 15 square metres. This falls to 10 square metres if your new garden room is located more than 20 metres from a house on designated land (i.e. a national park, the Broads, a conservation area, a World Heritage Site or an Area of Outstanding Natural Beauty).
- It shouldn’t cover more than half the land around your original property (this means the house as it was first built, so does not include any previous extensions).
However, there are some specific circumstances in which planning permission will always be needed. These include:
- If you are building your garden room within the curtilage of a listed building.
- If you are planning to build your garden room at the side of a property on designated land.

It should also be noted that some local authorities may require planning permission for garden rooms if you intend to use them for commercial purposes involving clients (for example, if you are a masseuse or therapist and will have people coming to your property).
