Our Oak Garden Room Specifications
We only ever use the highest quality kiln-dried oak timber frames to craft and put together each of our garden rooms and garden room extensions, offering your new space greater levels of insulation and protection against the elements, all year round. If you’re intending to use the space as a cosy winter spot, we can even ensure complete insulation by placing lining in the walls upon request, and all fitted windows come double glazed as standard.
You won’t even think of the weather outdoors when you have your very own warm, quiet office away from the distractions of your home to get the next chapter of your novel finished, or to fill out that important paperwork that just can’t wait another moment longer. You’ll be able to sit back, relax and enjoy the stunning new room you have designed for your property.
Bespoke Oak Buildings to Suit Your Needs
We love what we do, and we want each of our customers to receive exactly the product they have imagined for their garden space. That’s why we manufacture each of our oak framed garden rooms to your bespoke specifications, taking into account every need and planned purpose. So, whether you need a small oak garden room for quiet reading and relaxation in the summer months, or even if you are planning on turning a larger space into a workshop for your craft hobby and need a storage area for your tools, we will make it exactly as you want it.
As we craft each of our products to bespoke measurements and specifications, we cannot offer fully set prices for our garden rooms. This is because the cost of each will vary considerably, depending on the size, design and features ordered by the property owner.
However, we never want our customers to worry about the cost of their perfect oak frame garden room; this is why we will always work closely with you to plan your purchase and calculate the price of your product based on your individual specifications. If you would like to begin, get in touch with us via the telephone, or send us an email with a list of your requirements today. We will come back to you as soon as we can to discuss prices for your new space.
Will Your Garden Room Require Planning Permission?
You may be delighted to discover that oak framed garden rooms will not need planning permission in most cases. However, there is a set of criteria that must be followed, if you wish for this statement to apply:
Your garden room should not be built in front of your property.
It should be single-storey, with a maximum eaves height of 2.5 metres.
It should be located at least 2 metres away from your property boundary.
The floor area should not exceed 15 square metres. This falls to 10 square metres if your new garden room is located more than 20 metres from a house on designated land (i.e. a national park, the Broads, a conservation area, a World Heritage Site or an Area of Outstanding Natural Beauty).
It shouldn’t cover more than half the land around your original property (this means the house as it was first built, so does not include any previous extensions).
However, there are some specific circumstances in which planning permission will always be needed. These include:
If you are building your garden room within the curtilage of a listed building.
If you are planning to build your garden room at the side of a property on designated land.
These regulations will apply if you are planning on attaching your oak garden room seamlessly to your home. To learn more about this, please see our page on garden room extensions.
It should also be noted that some local authorities may require planning permission for garden rooms if you intend to use them for commercial purposes involving clients (for example, if you are a masseuse or therapist and will have people coming to your property). Please contact your local authority if you need to know more about this in your area.

What Our Clients Say About Us
Hi Kim. I would just like to thank you, Paul, John Ross and Krzysztof for my lovely shelters, I couldn’t think of a better company to go to. You have all been so efficient and helpful. The horses like the shelters so much that they refuse to go in them as they might spoil them! We will have to think of something else to build now just so we can use you again. Bestest wishes, Kate.
Dear Sarah. Your chaps did a great job on the stables and we are 100% happy with the installers and the stables. Many thanks and I will recommend you if anyone asks me about the stables. All the best. Adam.
Dear Nikkie. Just a quick note to let you know how delighted we are with the new field shelter and tack room that was delivered today. We are extremely impressed with the quality of the product and the whole process of choosing and purchasing through Prime Stables was very easy due to the care and professionalism you showed. We cannot thank you enough, and will definitely be in touch when we are ready to build our new stables. Thanks again. Jessie (and all the alpacas).
Thank you for your letter and all your kind support and help as a company during a period when I had so many problems with my base. The shelter is well made and the installation went smoothly and efficiently. I will certainly recommend you to anyone looking for stables or shelters… Thank you. Anne Walklate.
Nikkie, could you please pass on my thanks to your team that installed the field shelter for my antique Irish Bog Pony. They turned up on time and worked really hard to install it where I wanted it although the field was sodden and were all extremely polite. Kind regards, Paula Hynes.
